BREAKDOWN WORK ORDERS |
|
Breakdown, unplanned and service work orders are
captured after the event. As with any work order, labour hours and parts
used are captured to provide a complete cost analysis. Breakdown capture
is mostly used where emergency repairs are done and paper work follows
later. |

RESOURCE PLANNING |
|
Planned maintenance
supervisors are able to allocate and plan resources on-line. The module
evaluates maintenance schedules to determine the different trades and
resources required and then maps this information to available personnel
and hours available. Resource requirements and availability can be
viewed graphically with drilldown capabilities built in. |

WORK
ORDERS |
|
Works orders can be created
on demand as required or generated via the PM module. Multiple jobs can
be created for one works order, and one job can have multiple trades
assigned. Job cards are printed and can be re-printed if required.
Stores issue requisitions can be created directly from the work order
creation facility, if required. Stores issues, labour, asset usage and
non-stock purchases are recorded against a work order. Once the physical
tasks are completed, the user captures feedback and hours worked on
jobs. |

ELECTRONIC WORK REQUEST |
|
Electronic Work Requests are
captured by anyone with access to the application from anywhere in the
plant. The EWR will be routed through to the respective foreman/section
manager for approval and validation of the request. A Work Order will be
created on approval of the EWR. All costs, including required materials
from stores and labour costs, will be sent for financial approval prior
automatic notifications will be distributed. |

|
PROPERTY ADMINISTRATION |
The Property Administration module
integrates fully with debtors, bank and cash, creditors and
planned maintenance modules. The module allows the user to
maintain and view tenants per property, outstanding rental
invoices, vacancies and lease terms. Buildings owned by
third parties are catered for, i.e. where a rental
administration function is performed on behalf of a third
party. The system caters for multiple letting of properties
per building, e.g. flats.
Reporting is done on a building or a letting property basis.
Properties are categorised for commercial and residential
use. Rent escalations are applied automatically according to
the letting contract. The system can generate standing
invoices for rent and services as a batch or automatically
on a predetermined date. The user can print or view a
preliminary debtors statement which will include a pro
forma rental invoice not yet generated for the particular
month (i.e. provisional amount). The system calculates
interest on all outstanding amounts on demand. |
